It is vital that your home is positioned in the market in such a way that it stands out amongst the competition. No matter how well a home is advertised and marketed it won’t net the result desired without the proper pricing strategy to begin with. The process of pulling a few past sales as a method of pricing a home just isn’t good enough. At Team Burch we know how important this step in the process is and is the primary reason why we meticulously use a comprehensive pricing strategy. Our process begins by looking at homes in the vicinity of the subject property that are currently on the market, homes that are currently pending sale and homes that have recently sold. Once we have our list of approximately 15 to 25 homes is when our work really begins. We will skillfully make on average of 3-5 adjustments per home to better compare the comparable homes to the subject property. Once completed, we will have made upwards of 150 adjustments and put many hours into the pricing report. Although this is not an appraisal, our pricing report is completed much in the same manner as an Oregon Licensed Appraiser would complete a home appraisal. In our opinion, this is the most accurate way to properly price a property to ensure the homeowner gets the most for their property in the shortest amount of time. Ultimately, the homes we price will be competitively priced in the market backed by a combination of art and science that is necessary to have when the negotiations begin.
Preparing a home for sale is often times overlooked and is a costly mistake. Keeping with the same theme of standing out amongst the competition a home must be ready to meet the “eye” test. At Team Burch, we will walk through your home and prepare a punch list of items that need to be completed before the home goes into our advertising stage of mass exposure. This step will eliminate easily rectifiable items that can cause a potential buyer to lose interest in the property. Once we get the buyers to the property, we want them to see the property in its full glory!
